San Ramon Council Set to Vote on Expanding Downtown Building Density
In San Ramon, California, the city council is set to vote on Tuesday regarding the adoption of a resolution and an ordinance aimed at approving changes to the General Plan and Zoning Ordinances. These amendments target the 205-acre region encompassing Bishop Ranch and nearby zones within what’s referred to as the Downtown Mixed Use-North District. If approved, these alterations would reduce the current minimum Floor Area Ratio from 1.25 down to 0.5. This adjustment could facilitate more modest-sized construction endeavors, particularly housing developments.
The Sunset Development Company, proprietor of Bishop Ranch and 96.4 acres inside the DMU-N area, sought this modification following the failure of two planned residential projects to satisfy the 1.25 floor-area ratio stipulation, as reported. city staff report In October, they submitted an application to exempt the FAR requirement solely for projects that are 100% residential. Subsequently, the city broadened the amendment to cover all structures located within the DMU-N zone.
The municipality organized three public meetings involving both the Planning Commission and the City Council. Additionally, they carried out an Environmental Assessment which concluded that the initiative would not lead to adverse ecological effects surpassing those addressed within the General Plan 2040 Environmental Impact Statement. Furthermore, representatives from three nearby indigenous communities were engaged for consultation.
